Home Inspection

If you are in the process of purchasing a home, which is one of your biggest financial commitments, make sure to protect that investment by scheduling a home inspection to help you know the condition of the property that you are purchasing.  The process normally takes about 3 hours to go through the home top to bottom and even going into those dark places that homeowners like to avoid such as attics and crawl spaces.  You will have an easy to understand and comprehensive report the very same day of your inspection guaranteed.  

Sewer Line Inspection

It is a good idea to have the sewer line on the home you are purchasing scoped to determine if there are any issues.  These issues could range from tree roots to complete failure.  An inspection camera will be sent through the sewer lateral with an attempt to get it all the way to the city connection.  This camera will allow us to determine the type of pipe being used and the condition it is in.  Recommendations can then be made after the scope is performed.  Repairing or replacing a sewer line can be very costly and this is an inexpensive way to have some peace of mind.

Radon Testing

The Spokane region is known for high levels of radon.  Radon is an invisible gas that is tasteless and odorless and it is all around us at any given time.  It does not become a problem until it becomes trapped in our homes.  It is a leading cause for lung cancer.  A simple 48 hour test using an electronic monitoring device can be performed to find out if any action needs to be taken.  It is also recommended to be checked often as levels can change seasonally if you don’t already have a mitigation system in place.

New Construction Inspection

It is often asked if a new house should be inspected.  The answer is always YES.  Innovative Home Inspection Services will work on your behalf to help you create a final list of repairs for your builder.  In the process of building a new home there are multiple sub contractors that enter the work site and as hard as the Builder tries, they don’t always catch the mistakes made by their sub contractors.  This is where we bridge that gap to insure your new home is move in ready.

Thermal Imaging

This is a must have tool for any inspector.  Thermal imaging allows us to see temperature differences. When interpreting the information the camera gives us, it  allows us to make determination on what we are seeing from missing insulation to a wet spot on a ceiling beneath the upstairs bathroom.  It is included in every inspection.

Water Quality Testing

Are you buying a property with a well?  Having the water tested for nitrates and bacteria will help you know the condition of your future drinking water.  Water samples will be taken to a lab in Spokane for analysis and the results will be ready within 24 hours to let you know if your water is safe to drink.  

Mold Testing

That black fuzzy staining or biological growth may be mold, but without a laboratory test we cannot call it as such.  A mold inspection will include 2 air samples and a swab of the suspected location as well as a visual inspection of the area.  Additional samples may be recommended to help create a better understanding of the situation.  We have partnered with a lab in Seattle for faster results, usually within a few days.

Home Maintenance Inspection

This can either come in the form of a written report or a verbal consultation.  This is meant to give your home a check up because there are many places in your home you don’t see or go into.  If you have been in your home for more than 5 years, it is time to have it checked out.  Your home is your biggest investment, let Innovative Home Inspections help you keep it in excellent shape.

Selling or buying a manufactured home?  Then most likely a foundation certification will be required. All FHA and VA loans, an engineer’s foundation certification is required that states that the home is placed on a permanent foundation.  This complies with the “HUD Permanent Foundation Guide for Manufactured Homes”, dated 1996 by the US Department of Housing and Urban Development (HUD).
